Conditions of Contract and Methods of Payment

Q-1 Is it necessary to use an individual's name when signing up?
A-1 Yes, please be sure to register using an individual's name.
The subscriber's individual name is required when making inquiries and confirming details of the contract. Please register for the service using the full name of the subscriber.
Q-2 How can I make payment?
A-2 Please use bank transfers inside Japan. Only credit card payments are accepted for international subscriptions.
Service charges are to be paid up front in a lump sum. Please refer to the instructions on the bill sent to you by postal mail. If you are located in Japan, please use bank transfers. We only accept credit card payments from overseas.
Q-3 Can I receive an invoice, a receipt and a quote in English?
A-3 Use the Inquiry Form to contact us.
For an English invoice, quote and receipt, please contact us using the Inquiry Form. When making a request, please include the name of the subscriber and the customer reference number. An invoice and a quote will be dispatched on receipt of your Inquiry Form and a receipt will be issued on confirmation of payment of the subscription fees. Please note that it may take up to 2 to 3 weeks before we can confirm receipt of your payment if your payment is made with the payment slip.
Q-4 How soon can I start using the service after I sign up for a subscription?
A-4 Registration will be complete about a week after you submit the application for subscription.
The agreement is established upon the dispatch of a confirmation letter of your subscription or a confirmation message by e-mail (a notice of our consent to your subscription). Your user ID and password will be sent to you by postal mail in a confirmation letter. The term of contract, service charges, your customer reference number and general terms and conditions of the contract will also be indicated in the confirmation letter. Billing will start on the 1st of the following month after we receive your application.
Q-5 Can I share my access rights?
A-5 No, access rights cannot be shared.
Access rights (user ID, password) cannot be shared. We do not issue multiple access rights on a single subscription contract.
Q-6 Can you issue multiple user IDs?
A-6 Only 1 User ID per subscription will be issued.
Only the User ID that is registered with Nikkei BP for each subscription can be used to access Nikkei Real Estate Market Report. A user ID cannot be shared by multiple users.
Q-7 I want a user ID and password right away. Can you send my User ID and password to me by e-mail?
A-7 No, We can only send to you by postal mail.
Your user ID and password will be sent to you by postal mail about a week after we receive your application. For security reasons, we will notify you of your user ID and password only by postal mail.
Q-8 I subscribe to the Japanese version of the Nikkei Real Estate Market Report. Can I use my ID and password for the Japanese version to access the English site?
A-8 No, you cannot access the English site unless you subscribe to the English version.
The Japanese version of the Nikkei Real Estate Market Report and the English version of the site are two different services. To view the content on the English site, please subscribe to the English version of the Nikkei Real Estate Market Report.
Q-9 Where do I find my customer reference number?
A-9 Refer to the confirmation letter sent to you at the time of executing the agreement.
Your customer reference number can be found in the confirmation letter sent to you at the time of executing the agreement. Your subscription number is a ten-digit number starting with "670".
Q-10 How do I make notification of a change of name or address?
A-10 Contact us using the Inquiry Form or by FAX.
When using the Inquiry Form, please indicate the name of the subscriber and the customer reference number. The customer reference number is the ten-digit number starting with "670" provided in the confirmation letter sent to you at the time of executing the agreement. If you cannot find your subscription number, please let us know the name and the address of the subscriber.
Q-11 How do I renew my subscription for the service?
A-11 The service contract will automatically be renewed.
Unless cancellation is requested, your subscription for Nikkei Real Estate Market Report will be automatically renewed for another one-year subscription at the end of the term of the contract. Notification of service charges will be made in advance.
Q-12 How do I cancel my subscription
A-12 Please contact us.
Subscription cancellation before the end of the contract term must be made by the 20th of the month prior to the actual month of cancellation.The refund amount will be calculated by multiplying the monthly subscription fee of 31,500 yen by the number of months the service was provided and deducting this from the full service fee paid to arrive at the refundable balance. Refund will be made in Japanese Yen.


User ID, Password, Computer Operating Environment, etc.

Q-13 I want to change my password.
A-13 Use the Inquiry Form to contact us.
Please enter your customer reference number, the name of the subscriber, the registered e-mail address, user ID, current password and the new password on the Inquiry Form and contact us. You will be notified by e-mail when the change procedure is complete. User IDs cannot be changed.
Q-14 I forgot my password/user ID.
A-14 Use the Inquiry Form to contact us.
Please enter your customer reference number, the name of the subscriber and the registered e-mail address on the Inquiry Form to contact us. If your customer reference number is unknown, let us know your address.
Q-15 I suddenly lost access to the service.
A-15 Multiple simultaneous logins are not allowed on the same User ID.
Somebody else may be logged in using the same ID. Nikkei Real Estate Market Report allows only one login at a time for each user ID, which is issued by Nikkei BP for each subscription. Multiple logins cannot be made with a single user ID.
Q-16 What is the operating environment required for browsing the website?
A-16 The following environment is expected for receiving the service.
Internet Explorer 6 or above and a display with a resolution of 1024 x 768 pixels or higher are expected. In order to read research reports (PDF files), Adobe Acrobat Reader 5 or above is required. To open CSV files for viewing the List of Trades, spreadsheet software such as Microsoft Excel or the equivalent is required.
Q-17 Nothing is displayed on screen.
A-17 Check your SSL settings.
Our site uses SSL3.0 for the transmission of personal information. It is possible that SSL3.0 is disabled on your browser. If you are using Internet Explorer 6 or higher, please change the setting as follows:
1. From the Tools menu, select Internet Options.
2. Click the 'Advanced' tab.
3. Ensure that the box titled 'Use SSL 3.0' is checked.
4. Click 'OK'.
Q-18 I cannot login.
A-18 Unless cookies are enabled, you cannot login.
If cookies are disabled on your browser, you cannot login. Please change the setting to enable cookies.

Internet Explorer version 6.x
1. From the Tools menu, select Internet Options.
2. Choose the 'Privacy' tab and click 'Advanced'.
3. Tick the 'Override automatic cookie handling' tickbox.
4. Enable the 'First Party' cookies by choosing 'Accept' or 'Prompt'
5. Enable the 'Third Party' cookies by choosing 'Accept' or 'Prompt'
6. Enable 'Always allow session cookies'
7. Click 'OK'

Internet Explorer version 5.x
1. From the Tools menu, select Internet Options.
2. Select 'Security' tab and click 'Custom Level'.
3. Scroll down to the Cookies section and under 'Cookies', enable both 'stored' and 'per session'.
4. Click 'OK'.

Mozilla Firefox version 2.x
1. From the Tools menu, click 'Options'.
2. Select the 'Privacy' tab.
3. Place a checkmark for the box 'Accept cookies from sites'.
4. Click 'OK'.

Mozilla Firefox version 1.x
1. From the Tools menu, select 'Options'.
2. Click the 'Privacy' tab.
3. Select the "Cookies" tab.
4. Place a checkmark for the box 'Allow Sites to set Cookies'.
5. Also in the 'Keep Cookies' drop down box make sure you select 'Until they Expire'.
6. Click 'OK'.

Apple Safari 1.x
1. From the Safari menu, select 'Preferences'.
2. Click the 'Security' tab.
3. Select 'Always' or 'Only from sites you navigate to' in the Accept Cookies section.
Q-19 How can I enable cookies on my browser?
A-19 Please refer to Q-17 above.
Q-20 I need to enter my user ID and password frequently.
Bookmark members' top page to enable auto-login.
To enable auto-login function of this site, please bookmark members' top page (http://realestate.nikkeibp.co.jp/re/members/) after logging in. Your user ID and password are stored in a file called a cookie on your computer. Our site sets the expiration period of cookies as X days and you will not need to enter your user ID and password for X days once they are stored. However, if the expiration period for cookies is set shorter on your computer, the cookie is valid only for that specific period. If you wish to change your cookie settings, check your browser's HELP file.

Another possibility is that somebody else is logged in using the same user ID and password. Our website does not allow multiple simultaneous accesses on a single user ID.
Q-21 Are the user ID and password case sensitive?
A-21 Yes, our system distinguishes between upper and lower case letters.
Q-22 Is access limited to specific hours of the day?
A-22 No. You can access our website/database 24 hours a day.
Access may be denied for a few minutes due to maintenance on an irregular basis, in which case an announcement will be made on the top page.
Q-23 I still cannot login after going through all the Q&As.
A-23 Please contact us using the Inquiry Form.
